Applicant sought approval to demolish the existing house and driveways, subdivide the property into two lots and construct a new single family home on each lot. Applicant is sought variance relief from Section 11.08E3 of the Land Use Ordinance to allow a lot frontage of 41.72 feet (for lot 12.01.02) where a frontage of 60 feet is required. Application approved with conditions.
PB15-02 D. Villane Construction, LLC, 875 North Avenue, W., Block 2604, Lot 10 and 877 North Avenue, W., Block 2604 Lot 9, Minor Subdivision. Applicant sought approval to subdivide two non-conforming lots to create two conforming lots. Application approved with conditions.

Applicant is seeking minor subdivision approval to subdivide the property to create two lots each with a new single family home. Applicant is seeking variance relief from the following sections of the Land Use Ordinance:
§11.09E1-Ordinance requires a minimum lot area of 6,000 square feet. Propose is 5,142 sq. ft. for each lot.
§11.09E2 – Ordinance requires a minimum lot area of 6,000 square feet within 120 feet of the front lot line. Application deemed complete April 17, 2015. 120 day decision date August 15, 2015.
