MINUTES: January 7, 2015
CONTINUED FROM JANUARY 7, 2014:
1. PB 14-17 Westfield Superstore, LLC, 430 North Avenue, E. , Block 3202, Lot 6, Applicant is seeking preliminary and final major site plan approval with variances to construct a 970 square foot addition to the rear of the existing 9,000 square feet building and renovate the building for use as a retail specialty food market with new signs and associated site improvements. An existing accessory structure on the property will also be repurposed for the outdoor sale of seasonal items in connection with the store. Application is seeking variance relief from the following requirements of the Land Use Ordinance:
§11.27E1 – Ordinance requires a front yard setback of 15 feet. Proposed is a setback of 0 feet.
§11.27E6 – Ordinance allows a maximum all improvement coverage of 90%. Proposed is 97%.
§17.03C5 – Ordinance requires that off-street parking shall be set back the distance
of the principal structure from the front and side street property lines, and a minimum of at least two (2) feet from all other property lines. Proposed is 0 feet.
§16.04E3a2 – Ordinance allows a maximum wall sign area of 25 square feet. Proposed are three 75 square foot signs
§16.04E3a3 – Ordinance allows a maximum wall sign height of 12 feet. Proposed are three signs with a height of 16 feet 8 inches.
§16.04E3a4 – Ordinance allows a maximum horizontal dimension of 10 feet for wall signs. Proposed are three walls signs with a horizontal dimension of 15 feet.
§16.04E3a5 – Ordinance allows a maximum vertical dimension of 2.5 feet for wall signs. Proposed are three wall signs with a vertical dimension of 5 feet.
§16.03C3 – Ordinance requires that wall signs shall not project above the top or beyond the
end of the wall surface upon which they are placed. Proposed are two wall signs that project above the top of the wall.
Application deemed complete December 9, 2014. 120 day decision date April 8, 2015.
2. PB 14-16 Elshiekh Enterprises, LLC, 613 South Chestnut Street. Block 3408, Lot 28. Applicant is seeking minor subdivision approval with c variances to subdivide the lot into two residential lots. Applicant is seeking variance relief from the following sections of the Land Use Ordinance:
§11.07E1 – Ordinance requires a minimum lot area of 10,000 square feet. Proposed are lot areas of 7,497.13 square feet and 7,497.14 square feet.
§11.70E2 – Ordinance requires a minimum lot width of 70 feet. Proposed for both lots is a width of 50 feet.
§11.07E2 – Ordinance requires a minimum lot area of 10,000 square feet within 143 feet of lot depth. Proposed are lot areas of 7,147.13 square feet and 7,147.14 square feet.
§11.07E3 – Ordinance requires a minimum lot frontage of 790 feet. Proposed for both lots is a frontage of 50 feet

3. PB 14-19 Wood Hollow Homes, LLC, 417 W. Broad Street, Block 2901, Lot 28. Applicant is seeking minor subdivision approval to subdivide the property into two conforming lots. Applicant proposed to raze all of the existing improvement with the exception of the fence and construct two single-family dwellings which will fully comply with the requirements of the RM-6 zone. Application deemed complete January 20, 2015. 45 day decision date March 6, 2015
4. PB 14-15 Park Avenue 470 LLC d/b/a La Famiglia Sorrento Restaurant, 631 Central Avenue, Block 4001, Lot 106/107. Applicant is seeking preliminary and final major site plan approval with c variance relief to enclose the patio dining area in front of the building to provide seating for up to 24 customers. Applicant is seeking variance relief from the following sections of the Land Use Ordinance:
§17.02C7s – Ordinance requires 31 to 39 on-site parking spaces. Subject to the Board’s approval of a parking agreement, 37 spaces are proposed.
§11.28E2 – Ordinance requires a minimum side yard setback of 8.2 feet. Proposed is 5.1 feet.
