September 16, 2013 Board of Adjustment Special Meeting Notice - RWM Family, LLC


The Board of Adjustment of the Town of Westfield, New Jersey will hold a special meeting on September 16, 2013 at 7:30pm in the Council Chambers in the Municipal Building, 425 East Broad Street, Westfield, New Jersey to hear and decide upon the following application.   Formal action may be taken.

RWM Family, LLC, 562 Springfield Avenue.  Applicant is seeking preliminary and final major site plan approval with c and d variances to demolish an existing veterinary facility, kennel and associated parking and to build a new three-story veterinary hospital with a new parking area, landscaping lighting and signage.  Applicant is seeking variance relief from the following Sections of the Land Use Ordinance:
§11.23A - Ordinance allows business, administrative, professional and child care uses.  Proposed is a veterinary hospital/kennel.
§11.23E5 - Ordinance requires a rear yard setback of 50 ft.  Proposed is 5.5 ft.
§12.04A - Ordinance prohibits more than one principal building on a lot.  Proposed are 2 principal buildings during construction.
§16.04F3c - Ordinance allows a maximum area of 10 sq. ft. for a freestanding sign.  Proposed is 33.5 sq. ft.
§16.04F3e - Ordinance allows the horizontal and vertical size of a sign to be no greater than 6 ft.   Proposed is a width of 8 ft.
§17.02C6a - Ordinance requires 81 off-street parking spaces.  Proposed are 59 spaces.
§17.03B4 - Ordinance permits off street parking in the rear yard.  Proposed is front and side yard parking.
§17.04A - Ordinance requires a parking stall size of 9ft. x 18ft.  Proposed for 22 of 59 spaces is a parking stall size of 8ft. x 18ft.
§17.04A - Ordinance requires a parking stall depth of 18ft. with a 2 ft. overhand.  Proposed are 10 spaces with and 18 ft. depth and a 1 ft. - 1.25 ft. overhang.\
§17.10E - Ordinance allows a maximum height of lighting fixtures of 15 ft.  Proposed is 20 ft.
§17.20C - Ordinance allows a maximum illumination level of 0.5 footcandle Proposed is greater than 0.5 footcandle.

Variances, waivers or exceptions from certain site plan details or relief from requirements may be sought as appropriate.  Plans and application are on file in the office of the Town Engineer, 959 North Avenue West, Westfield, New Jersey and may be seen Monday through Friday from 8:30 a.m. to 4:30 p.m.
